Leasing to 5YL

When you lease to 5YearLeases.co.uk (5YL), we ensure your rent is paid each month for the entire duration of the lease, including void periods. We take full responsibility for all day-to-day internal maintenance and any damage caused by service users. You retain responsibility for the structural integrity of the property.

What 5YL Will Do

At 5YearLeases.co.uk, we provide comprehensive property management services, ensuring peace of mind for our landlord partners. Here’s what we will take care of:

Internal Maintenance: We handle all day-to-day internal maintenance tasks.

Redecoration and Flooring: We will redecorate and replace flooring as needed, subject to wear and tear.

Garden Maintenance: We ensure the garden is tidy, including mowing the grass and managing weeds.

White Goods and Furniture: We maintain and replace, where necessary, all white goods and furniture provided at the start of the lease (if any).

Service User Damage: We take full responsibility for repairing any damage caused by service users.

Gas Safety and Boiler Service: We will manage your annual gas safety certificate and boiler service for just £65 + VAT.

Yes, the property must be vacant. It also needs to meet fire, electrical, and other safety regulations (e.g., window restrictors, heating). If any works are required to meet compliance, we can manage these for you prior to the lease agreement, upon request. 

You’ll receive guaranteed rent every month, even if the property is vacant at any point. We handle all tenant management, routine maintenance, and repairs related to tenant damage, offering you peace of mind and a hassle-free experience. 

We partner with government agencies and charities to house key workers, ex-service personnel, care leavers, asylum seekers, and survivors of domestic violence. 

Your primary responsibility is to ensure the structural integrity of the property, boiler, pipework and sanitations etc. We take care of all internal upkeep, manage tenants, and ensure regular compliance inspections. You won’t need to deal with the day-to-day maintenance or tenant-related issues. 

We cover all routine internal maintenance and will take care of any repairs related to tenant damage. We also manage the garden, redecorate when necessary, and maintain white goods and furniture. This leaves you free from the worry of minor repairs or wear and tear. 

At the end of the lease, you can choose to extend the agreement or reclaim your property. We will return it in its original condition, minus reasonable wear and tear.
